Position Title: Community Association Manager

Location: Tidewater Beach Resort, Panama City Beach, Florida

Reporting To: President, Board of Directors

Salary: Professional Salary In accordance to Experience and Qualifications for a Beach Front Condo Association

Five Years Minimum Experience with CAM License in Florida

Resort Profile:

The resort is home to residents and is a go to destination for vacationers. Tidewater houses 570 luxury, gulf-front units on 30 floors.

Employee Position Purpose:

Manage the over-all operations of the Community Association as directed by the Board and in accordance with the Association Declaration of Condominium, Bylaws and Articles of Incorporation and applicable Florida Condominium Statutes. Attainable metrics for cost centers and processes are to be tracked.

Job Duties and Responsibilities:

PERSONNEL

Direct activities of business office, maintenance, grounds and property patrol.

Hire/Approve all employee personnel actions, within the policies and guideline that have been approved by the Board.

Recommends personnel policies such as: wage, job assignments, authorized staffing and organization chart.

Promote safety in the workplace.

PHYSICAL PROPERTY

Protect, maintain and strive to improve property.

Values by maintaining high quality professional standards for the repair and replacement.

Perform routine monthly inspection of the property with the Maintenance Supervisor to identify areas that need attention.

Routinely confer with the Board President/Treasurer to review the financial and maintenance status.

Arrange for and oversee all activities on the property such as contract service and personnel.

Maintain a preventive maintenance program and ensure that all key components are up to properties standards.

COMMUNITY

Foster a positive environment for all residents, guests, owners and employees.

Ensure that Condominium’s staff demonstrates courtesy and efficiency in interactions with owners, visitors and guests.

Ensure that a system for emergency communication is in place, such as an E-Mail Blast and/or a telephonic calling system.

Ensure the timely investigation of disturbances, violations and complaints and resolves problems in accordance with regulations.

Meet with and take notes for Board Committees as requested by the committee chair.

FINANCIAL

Prepare annual budget for approval of the Board.

Establish and maintain competitive purchasing standards.

Seek out competitive bids where possible and uses cost/benefit analysis where appropriate.

Reviews all checks, invoices and purchase orders prior to authorizing payment.

Maintain appropriate financial, personnel and association records.

Establish a system of internal controls to ensure transactions are in accordance with accounting practices.

Provide competitive bids for insurance.

LEGAL

Investigate promptly any lawsuits and/or insurance claims and communicate with stakeholders.

Maintain knowledge of Association documents in accordance with Florida Statutes.

Ensure compliance with all applicable local, state and federal laws.

QUALIFICATIONS

Self-starter, proactive and detail orientated person who is a problem solver.

Bachelor’s Degree from an accredited college or university.

Managing a high rise in vacation setting is a plus.

Professional and respectful demeanor with all stakeholders.

Florida Community Association Manager Certification

Accounting experience

Computer and best practices literacy.

May require weekends hours during high season or inclement weather.
